
FAQ'S 1. Aren't all modular and manufactured homes the same? No. There are a number of major differences. Modular homes are built to UBC standards. Manufactured homes are built to less stringent HUD standards. Modular homes can be financed using conventional mortgage products, where as financing for manufactured homes can be more difficult to obtain. Manufactured homes are built on a non-removable steel frame. 2. What can I expect in terms of long term appreciation on a modular? You can expect a modular to have appreciation similar to a site built stick home. 3. How much do modular homes cost compared to site built? Modular homes are less expensive than comparable site built homes and slightly more expensive than manufactured homes. 4. If I buy a home from you do I need a builder? Northcoast can act as the general contractor to complete the entire project. We can also work with your contractor depending on their expertise and familiarity with the product. 5. How long does it take from start to finish for a modular home? It takes the factory 4-8 weeks from the time the home is ordered to delivery. The onsite finish work takes 2-6 weeks depending upon the home. 6. What kind of foundation do modular homes have? Modular homes are placed upon a full perimeter concrete foundation. 7. How are homes placed? We use a crane to set homes on the foundation. See home placement pictures here. 8. Do garages come with the homes? No. Garages are site built. 9. Do I have different choices of interior finishes? Yes. You can upgrade floors, cabinets, counter tops, light and plumbing fixtures at an additional cost. 10. Are your modulars energy efficient? Yes. Modular homes are up to 15%-30% more efficient than site built homes. 11. Do homes include appliances? No. Appliances are offered as an option, but in our experience a buyer is better off to supply their own appliances. 12. What is the quality of a modular home like? A modular home has many advantages over site built homes in terms of quality. For example, a modular home is constructed inside a modern quality controlled environment, sheltered from the wind and rain. Also, quality control is maintained by constant inspection throughout the entire construction process. Furthermore, a modular home is engineered with precision for a lifetime of trouble-free structural durability. To insure a safe and secure trip to your property, a modular home is built especially well, using high quality kiln dried lumber, and not the green lumber that is sometimes used in homes built on site. In fact, there is usually between 20% and 30% more lumber used in framing a modular home. Also, most factories nail AND glue or screw the components of the modular home together, unlike most site builders. 13. What do modular homes look like? Modular homes look just like a home built on site. Today's cutting edge building technology allows manufacturers to build any style of home from a simple cabin to a spacious multilevel contemporary. 14. Are there model homes that I can visit? We don't maintain model homes. We can provide pictures and locations of homes already built that you can view. 15. How can I finance a modular home? Since modular homes are constructed to the same building codes as site built homes, you can get the same kinds of lender financing as you would for a site built home. Other types of homes built in a factory, such as manufactured homes, generally have less favorable financing options. 16. What is included with my modular home purchase? The Northcoast base price includes the home, delivery to your site, and applicable state sales taxes on the base price. Custom options that you want us to add to your home, such as skylights, or a whirlpool tub, cost extra. Additional costs which are paid to others include garage, land, utilities, permits, driveway, decking, and foundation. 17. What is SIP wall construction? SIP Stands for "Structural Insulated Panel". These panels are typically made by sandwiching a core of rigid foam insulation between two structural skins of oriented strand board (OSB). The result is a building system that is extremely strong and energy efficient.
